New construction of a 23,000-s.f. synagogue to replace the existing facility. The new structure will include offices, a kitchen, gathering spaces, and the sanctuary. The construction is a combination of concrete and metal stud infill walls at the ground floor, wood framing at level two, and some miscellaneous structural steel members. There is a large amount of exterior glazing and interior finishes.
Status: Select early trades recently bid. Balance of the trades expected to bid out in April 2022. Construction is slated to begin in June 2022.
New construction of a 112-unit, Type I concrete, eight-story, 88,000-s.f. affordable housing development located in San Francisco’s Civic Center District. The site consolidates three separate parcels at 240 Van Ness Avenue, 155 Grove Street, and 165 Grove Street for a total area of approximately 13,790-s.f. Three existing buildings will be demolished to accommodate the new construction. The project includes ground floor retail, common open space and shared amenities including a garden courtyard, café, and bicycle parking.
Status: Received site permit. Demolition and abatement trades have bid out; work started in January 2022. Design build ground improvement scope has been awarded to Malcolm Drilling Co. Elevator, fire sprinkler, personnel hoist, and tower crane trades are bidding 4/8/22. Remaining trades are slated to bid May-June 2022 with vertical construction expected to begin Q4 2022.
New construction of a 77,000-s.f., 86-unit affordable housing development. Ground floor will include parking spaces and the second floor will include community room, offices, laundry room, and courtyard. The structure is composed of five levels of Type III wood framing over one level of Type I concrete.
Status:Project is slated to begin in late Q4 2022. DD estimate will occur in late Q1 2022. GMP anticipated for Q3 2022.
New construction of a 48,000-s.f. Buddhist temple at 1750 Van Ness. The project consists of 9,500-s.f. of basement, approximately 26,000-s.f. of community spaces (bookstore, dining hall, commercial kitchen, classrooms, shrine, etc.) and a 13,000-s.f. dormitory building with 30 dorm rooms. The existing two-story building and paved parking will be demolished. This is a Type II steel building over one level of Type I concrete (basement) with high-end finishes/product type.
Status: Early bid trades have been selected for demolition/earthwork, exterior building maintenance, signage, elevators, fire sprinklers, solar PV systems, shoring, scaffolding, personnel hoist, and tower crane. We are currently requesting early bids for structural steel and misc. metal scopes. Remaining trades are expected to bid in June 2022 with construction slated to start in Q3 2022.
New construction of an eight-story, Type I concrete residential building. The new building will include 97 senior affordable studio units with common rooms, management offices, laundry, lobby, circulation and supportive services spaces on the ground floor. There is an occupied roof deck and reserved area for a photovoltaic system. An existing electrical transformer building serving the neighboring building will be demolished and the transformer service relocated prior to construction.
Status: This project is slated to begin Q4 2022. Early trades, including fire sprinkler, plumbing, mechanical, and electrical, bid in October 2021. GMP is expected to bid in Q3/Q4 2022.
Converting a historic school gym into a 19,000-s.f. high school performing arts center/theater on an existing private school campus.
Status: 100% DD estimate is complete and fire sprinkler scope has been awarded. 50% CD plans, budget, and early bid trades are expected June 2022 with remaining trades bidding in fall 2022. Construction is slated for Q1 2023.
New construction at 16060 E 14th Street in San Leandro including 79 apartments for large families and households with special needs. Project is Type III residential over Type I podium, which will include parking as well as space for Hayward Area Recreation and Park District to operate a community center and affordable childcare.
Status: The project is in the construction document phase. We anticipate a CD estimate in May and the GMP bid in October. Construction will begin in December 2022.
Renovation of two 12-story high-rise student housing buildings at Stanford University with a total of 220 units. Each unit includes two bedrooms, one bathroom, and kitchen. Full interior finish and MEP system updates with potential seismic upgrade pending structural evaluation.
Status: Currently in exploratory and design-build schematic stage. Project is expected to bid out Q2 2022 with construction slated to begin September 2022.
