Tenant Improvement of the office space commercial unit at Bishop Swing Community House (BSCH), an affordable housing development located at 1350 Folsom Street. BSCH was built in 2009 with the commercial shell completed at that time.
Status: Currently in conceptual design / budget phase. Construction is slated to begin before the end of 2021.
New construction of a three-story, 110-unit modular affordable housing development. Project will include Type V-A wood frame over Type I-A podium construction and will provide much needed rental housing for teachers, school employees, and their families. The ground floor includes service and amenity spaces as well as a parking garage that accommodates 112 parking spaces, 107 of which will be provided by two-level parking stackers. 10% of the parking spaces will have electric vehicle chargers. This development is structured as two C-shaped buildings connected by an open-air bridge, creating substantial landscaping areas on the ground floor and three open courtyards above the podium.

New construction of a 77,000-s.f., 86-unit affordable housing development. Ground floor will include parking spaces and the second floor will include community room, offices, laundry room, and courtyard. The structure is composed of five levels of Type III wood framing over one level of Type I concrete.
Status: Project is slated to begin in Q2 2022. 50% CD estimate will occur in August 2021.
New construction of 169-185-unit senior affordable housing. Project will include assisted living units and senior housing apartments as well as an early childcare education center and adult day health center. Development is located near the Laguna Honda Hospital in San Francisco.

Formerly known as 3435 Cesar Chavez, this project involves new construction of a six-story, 145-unit permanent supportive (affordable) housing development. Building will include five floors of wood modular Type III over one floor concrete podium Type I.
Status: Currently in conceptual design with schematic design beginning in September 2021. Construction is slated to start late 2022.
New construction at 16060 E 14th Street in San Leandro including 79 apartments for large families and households with special needs. Project is Type III residential over Type I podium, which will include parking as well as space for Hayward Area Recreation and Park District to operate a community center and affordable childcare.
Status: The project is in the design development phase with a DD estimate round expected in September 2021. Construction will begin in September 2022.
New construction of a five-story, 79-unit affordable housing development. Building will include one level of Type I concrete over below-grade garage, and Type III at levels two through the roof. The ground floor will include community and support spaces.
Status: Early bid trades have been selected for abatement/demolition/earthwork, design-build shoring, structural concrete, exterior building maintenance, signage, design-assist elevators, design-build fire sprinkler, design-build fire alarm, design-build photovoltaic system, AC paving and personnel hoist. The final GMP pricing set will be issued August 2021. Construction is slated to start December 2021.
New construction of a six-story, 75-unit affordable housing development. The building will include a community room, shared laundry, administrative offices, and other support services. The ground floor includes approximately 7,000-s.f. of street front commercial space designed to allow subdivision into multiple tenant spaces. Onsite parking of 32 stalls is provided in an enclosed garage located behind the commercial space. The site is occupied by two existing buildings that will be removed.
Status: Currently in early design budgeting. Construction expected to start in late summer/fall 2022.
