850 TURK STREET – SAN FRANCISCO

This project is new construction of a 92-unit, 105,000-gsf, 8-story Type I, affordable family housing development. Construction includes the demolition of an existing one-story parking garage. The building will include common areas and amenity spaces at the first floor. 

Status: Select Design-Build and early trades bid out in 2023: Shoring, Ground Improvements, Structural Concrete, Exterior Building Maintenance, Elevators, Fire Sprinklers, Plumbing, HVAC, Electrical, Solar, and Crane scopes. The remaining trades are scheduled to go out to bid on January 6, 2025. Construction anticipated to start 4/29/2025 for a 21.5-month duration.

SUNNYDALE BLOCK 7 – SAN FRANCISCO

This is a joint venture project with Guzman Construction Group. Located in the Sunnydale HOPE SF Special Use District, Block 7 is new construction of a 5-story affordable housing building: 3 and 4 stories of Type VA construction over one story of Type 1 construction. The 137,142 square foot building will contain 89 dwelling units along with residential common spaces including Lobbies, Mailroom, Management and Support Services Offices, Shared Laundry Room, Resident Community Lounge and Deck, a secure landscaped podium level courtyard, and secure bicycle and vehicular parking.

Status: All remaining trades bid out in December 2024 and are pending award confirmation. Construction expected to begin June 2025 for a 19-month duration.

SUNNYDALE BLOCK 9 – SAN FRANCISCO

This is a joint venture project with Guzman Construction Group. Located in the Sunnydale HOPE SF Special Use District, Block 9 will be new construction of a building, five stories of Type VA over Type 1A garage. The 153,162 gsf building will contain 95 dwelling units (1 through 4-bedroom units) for low-income families along with residential common spaces including a double height Lobby, Management and Resident Services Office, Shared Laundry Room, Resident Community Lounge, two Courtyards, and Secure Bicycle (100 spaces) and Vehicular Parking (71 spaces).  Project will commit to being GreenPoint Rated and will be all electric.

Status: All remaining trades bid out in December 2024 and are pending award confirmation. Construction expected to begin between April and June 2025. Duration will be 20.5 months.

HUNTERS VIEW PARK – SAN FRANCISCO

This is a joint venture with Nibbi Brothers Construction. This new park will be nestled between the two Cahill/Nibbi joint venture projects currently underway (new affordable housing buildings, Blocks 14 & 17, in the Hunters View area of San Francisco). The park will include landscaping & irrigation, site furnishings such as playground equipment, earthwork, site concrete, paving, lighting, fencing, and drainage.

Status: GMP bidding scheduled for February 2025. Construction is projected to start April 2025 for an 8.5-month duration.

WILDCARE – SAN RAFAEL

The project includes the demolition of all non-historic buildings, structures, and caging on the existing WildCare property, the relocation and restoration of the historic Terwilliger building and construction of new three-story building and caging on the existing site. The project replaces existing outdated, undersized facilities with new, code compliant animal hospital, educational, and animal housing facilities. The project also includes replacement of the existing pedestrian bridge over San Rafael Creek, along with creek mitigation as required along the section of creek fronting the property.

Status: All remaining trades bid out in December 2024 and are pending award confirmation. Construction scheduled for March 2025 for a 15.5-month duration.

1371 KOOSER APARTMENTS – SAN JOSE

Demolition of existing building and new construction of a seven-story, 190,229 gsf, 191-unit, affordable housing for rental. Building will include five levels Type IIIA over two levels Type IA.

Status: Five early trades bid out in June 2023: Exterior Building Maintenance, Elevators, Fire Sprinklers, Solar Panels, and Crane Service. GMP for the remainder of the trades is expected to bid February 2025.

160 FREELON – SAN FRANCISCO

This is a joint venture project with Guzman Construction Group. New construction of a nine-story, 102,000 gsf family housing building. The all Type I concrete structure will be 85-units: a mix of studio and up to 3-bedroom units. The ground floor includes a main lobby, offices, a multipurpose room, bicycle parking, and building services. No vehicle parking is included.

Status: All remaining trades bid out in December 2024 and are pending award confirmation. Construction expected to begin Q2 2025 in current schedule for a 22-month duration.

THE ELIZA – OAKLAND

New construction of an eight-story, Type I concrete residential building. The new building will include 97 senior affordable studio units with common rooms, management offices, laundry, lobby, circulation and supportive services spaces on the ground floor. There is an occupied roof deck and reserved area for a photovoltaic system. Prior design with an underground transformer has been changed for the transformer to be housed within the building.

Status: Project is expected to bid in Q2 2025 (potential early trades bid in Q1 2025). Construction currently projected to commence in Q4 2025.

525 NORTH CAPITOL – SAN JOSE

New construction of a five-story, 142,340 gsf, 160-unit affordable housing development in San Jose. Project is committed to Green Building and will be all electric with PV. Construction type is Type VA over Type 1A Garage.

Status: The following early trades have already bid out: EBM, Car Stackers, Elevators, Fire Sprinklers, and PV Systems. CD budget took place in November 2024. Tentative construction start is end of Q2 2025 for a 22-month duration.

TREASURE ISLAND PARCEL E1.2 – BEHAVIORAL HEALTH BUILDING

New construction of a six-story behavioral health building on Treasure Island. Project will consist of 124 dormitory style units with shared bathrooms for a total of approximately 73,750 gsf. Construction type is still to be determined.

Status: The 95% CD Estimate took place in October 2024. GMP not expected until Q3/Q4 2025. Tentative construction start is Q1 2026 for a 19-month duration.
