1633 VALENCIA – SAN FRANCISCO

This project involves new construction of a six-story, 145-unit permanent supportive senior (affordable) housing development. The building will include five floors of wood framed Type III over one floor concrete podium Type I. This will be a complete GC design build project.

Status: The majority of the trades already bid out during the Schematic Design and Design Development phases. The bid for remaining trades (demo, earthwork, structural steel, roofing and waterproofing, sheet metal, caulking, finish carpentry, DFH, tile and stone, ACT, site concrete, landscape, and site utilities) went out in mid-December. Bids were due January 12, 2024.  Construction is slated to start mid-March 2024.    

WILDCARE – SAN RAFAEL

The project includes the demolition of all non-historic buildings, structures, and caging on the existing WildCare property, the relocation and restoration of the historic Terwilliger building and construction of new three-story building and caging on the existing site. The project replaces existing outdated, undersized facilities with new, code compliant animal hospital, educational, and animal housing facilities. The project also includes replacement of the existing pedestrian bridge over San Rafael Creek, along with creek mitigation as required along the section of creek fronting the property.

Status: Early Design-Build trades (Foundation Anchors and Piles, Demolition & Building Moving, Steel Bridge, Plumbing, HVAC, Electrical, Sprinkler,) and Elevators bid out with a due date of January 9, 2024. A Design Development budget is also underway. GMP for remaining trades is expected Q2 2024, with construction tentatively scheduled for September of 2024. Construction duration is expected to be about 13 months.

THE HAMILTON APARTMENTS REHAB – OAKLAND

The Hamilton Apartments Rehab project is the rehabilitation of an existing 7-story building, which houses 93 SRO units, community spaces, offices and retail units. The primary rehab scopes include Elevator Modernization and Structural Sidewalk Replacement.

Status: Project is currently bidding with bids due February 7, 2024. Construction anticipated to start in May 2024.

LAKE MERRITT BART TOD BUILDING B SENIOR HOUSING – OAKLAND

New construction of a 97-unit, seven-story Type I affordable senior housing development. Construction includes a plaza (Paseo) between senior housing and future market rate high-rise. Project requires Oakland SLBE and PSA (PLA) participation.

Status: GMP bid for remaining trades is scheduled for Jan/Feb 2024. Projected construction start date estimated to be June 2024, should funding be secured. There are no bid openings for Fire Sprinkler, Elevator and Pile scopes.

SUNNYDALE BLOCK 7 – SAN FRANCISCO

This is a joint venture project with Guzman Construction. New construction of an 81-unit, 130,655 gsf, 5-story Type VA over 1-Story Type 1A affordable rental housing.

Status: Early Trade Bid for Fire Sprinkler, Solar PV, and Shoring currently in progress with bids due February 19, 2024. GMP for remaining trades delayed until further notice. Construction is tentatively scheduled to begin in Q3 2025 for a 19-month duration.

THE VILLAGE WELLNESS CENTER – SAN FRANCISCO

New construction of a six-story, 42,000-sf, mixed use, mass-timber structure built on a two-level concrete basement. The Village SF project will create a physical, service, cultural and spiritual nexus for urban American Indians that will ensure the well-being of the community seven generations from now. Programming for each of the floors is as follows: basement level – recreation and support spaces, first floor – cultural center and gathering space, second floor – youth center and office space, third floor – dental clinic, fourth floor – medical and behavioral clinic, fifth floor – transitional housing, and sixth floor – women’s lodge. The rooftop space and ground floor courtyard will provide gardens and outdoor space.

Status: Early Design-Assist Mechanical, Electrical, Plumbing, Elevator, and Design-Build Mass Timber & Fire Sprinklers bid out in May 2023, pending Client approval to award. Client has been working to secure funding, so project has been on hold. The Joint Trench construction did commence in October 2023. We’re still expecting a GMP for remaining trades in June 2024. Construction is expected to start early Q4 2024 for a 22-month duration.

1371 KOOSER APARTMENTS – SAN JOSE

Demolition of existing building and new construction of a seven-story, 190,229 gsf, 191-unit, affordable housing for rental. Building will include five levels Type IIIA over two levels Type IA.

Status: Five early trades bid out in June 2023: Exterior Building Maintenance, Elevators, Fire Sprinklers, Solar Panels, and Crane Service. Remaining scopes expected to bid June 2024.

525 NORTH CAPITOL – SAN JOSE

New construction of a five-story, 142,340 gsf, affordable housing development in San Jose. Project is committed to Green Building and will be all electric, with PV and battery storage. Construction type is Type VA over Type 1A Garage.

Status: EBM, Elevators, Fire Sprinkler, PV Systems, and Vehicle Stackers scopes bid out early. DD budget estimate is scheduled for Jan 2024.  Tentative construction start is Q4 2024 for a 22-month duration.

2700 INTERNATIONAL – OAKLAND

New construction of a six-story, 75-unit affordable housing development. The building will include a community room, shared laundry, administrative offices, and other support services. The ground floor includes approximately 7,000-s.f. of street front commercial space designed to allow subdivision into multiple tenant spaces. Onsite parking of 32 stalls is provided in an enclosed garage located behind the commercial space. The site is occupied by two existing buildings that will be removed.

Status: GMP bid expected Q2/Q3 2024. Construction expected to start Q1 2025.

850 TURK STREET – SAN FRANCISCO

This project is new construction of a 92-unit, 105,000-gsf, 8-story Type I, affordable family housing development.  Construction includes the demolition of an existing one-story parking garage.  The building will include common areas and amenity spaces at the first floor. 

Status: Select Design-Build and early trades bid out in 2023: Shoring, Ground Improvements, Structural Concrete, Exterior Building Maintenance, Elevators, Fire Sprinklers, Plumbing, HVAC, Electrical, Solar, and Crane scopes. The remaining trades are currently scheduled to bid out July 2024. Construction projected to start Q4 2024 for a 21.5-month duration.
