2700 INTERNATIONAL – OAKLAND

New construction of a six-story, 75-unit affordable housing development. The building will include a community room, shared laundry, administrative offices, and other support services. The ground floor includes approximately 7,000-s.f. of street front commercial space designed to allow subdivision into multiple tenant spaces. Onsite parking of 32 stalls is provided in an enclosed garage located behind the commercial space. The site is occupied by two existing buildings that will be removed.

Status: Construction start has pushed to Q1 2026 with final bid expected Q3 2025. Potential early trade bid in Q2 2025.

SF TOWERS ENTRY EXPERIENCE – SAN FRANCISCO

SF Towers is one of the premier senior living communities in the Bay Area, located on Pine St, between Van Ness and Franklin. The project consists of major upgrades of their first-floor auxiliary spaces and kitchen.

Status: Project is currently on hold. A Conceptual Budget Estimate occurred in April 2024. The GMP will not take place until Q3 2025 at the earliest and construction will not commence until at least Q1 2026. Duration to be determined once official scope and phasing is pinned down but expecting it to be two phases for 12 to 15 months.

JFCS HOLOCAUST CENTER – SAN FRANCISCO

The Holocaust Center is a dedicated program committed to the remembrance, research, documentation, and education concerning the Holocaust.  The new building will replace an existing building at 2245 Post Street. It will include public exhibition space, a library, conference rooms, and state-of-the-art digital communications capability. While it is a relatively small building at about 17,000 SF, it will be a very challenging project due to a narrow lot and minimal staging areas. It is likely that the project team will opt for a mass timber building

Status: 100% DD Structure Budget Estimate occurred in January 2024. The extent of this project has expanded and is expected to go through a redesign for a larger site. New design drawings are expected Q4 2024.

TREASURE ISLAND PARCEL IC4.3 – MULTI-FAMILY

New construction of a 219,00 gsf, 150-unit multi-family affordable housing development. The structure is composed of five levels of Type IIA or IIIA load bearing metal stud framing over one level of Type I concrete. Construction type is still to be determined.

Status: Early trade Design-Assist Structural Metal Framing bid out in September 2024. Schematic Development budget also took place in Q3 2024.  Final GMP is expected in Q2 2026 with tentative construction start in Q4 2026.

BALBOA RESERVOIR BLOCK F – SAN FRANCISCO

New construction of a seven-story, 190,000 gsf, 159-unit educator housing development, including a basement.  Building will be seven Type I levels. The ground floor includes a main lobby, co-working spaces, fitness, offices, bike parking, dog wash, maker space etc. The basement garage provides public and residential parking, partially in mechanized lifts. The upper floors contain a mix of studio up to 3-bedroom residential units.

Status: Structural Concrete scope bid out as an early trade. This project has been delayed. Preconstruction anticipated to restart in 2025.

BERRYESSA STATION TOD AFFORDABLE HOUSING – SAN JOSE

New construction of a ten-story, 202,071 gsf, affordable housing development in San Jose. Project is committed to Green Building and will be all electric, with PV and battery storage. Construction type is Type 1A.

Status: Design Development drawings expected Q4 2024. CD stage not expected until Q4 2025.

87 EAST EVELYN – MOUNTAIN VIEW

The site includes two buildings that will be phased construction. The West Building will be constructed first to provide parking for the residence, which is 7-story building over basement/parking, 161 units, and approx. 220,730 g.s.f.  The East Building will be a 12-story high-rise building, likely mass timber, 107 units, and approx. 126,500 g.s.f. The overall duration will be 36 – 42 months of construction, depending on the overlap of construction between phases. The project is slated to start Q1 – Q3 2026.

Status: Project is currently in conceptual stage. SD budgeting scheduled to occur Q4 2024 and bidding tentatively expected Q1/Q2 2026.

NEW ASIA SENIOR HOUSING (772 PACIFIC) – SAN FRANCISCO

This is a joint venture with Pilot Construction. New construction of a 15-Story, 151,701 gsf, senior housing development with Type I over one Level Basement.

Status: 70% Schematic Budget occurred in June 2024. Construction not expected until 2027.

750 GOLDEN GATE – PHASE 2 – SAN FRANCISCO (#565)

Phase 1 of this project has bid out and is pending award. The status listed below regards Phase 2. The site will be built in two phases, together providing construction of a 171-unit, 8-story Type I, affordable family housing development. Construction includes the demolition of an existing parking lot. The building will include common areas and amenity spaces at the first floor. Phase 2 is expected to start one year after Phase 1 begins.

Status: Design Development Budget for Phase 2 of this project is expected late Q1/Q2 2025.

LAGUNA HONDA AFFORDABLE SENIOR HOUSING – SAN FRANCISCO

New construction of 169-185-unit senior affordable housing.  Project will include assisted living units and senior housing apartments as well as an early childcare education center and adult day health center. Development is located near the Laguna Honda Hospital in San Francisco.

Status: Project remains on hold.
