TREASURE ISLAND PARCEL IC4.3 – MULTI-FAMILY – #579

New construction of a 219,00 gsf, 150-unit multi-family affordable housing development. The structure is composed of five levels of Type IIA or IIIA load bearing metal stud framing over one level of Type I concrete. Construction type is still to be determined.

Status: Four (4) early trades have already bid out: Design-Assist Structural Metal Framing, Exterior Building Maintenance, Elevators, and Fire Sprinkler. Design Development budget occurred in March 2025. Final GMP is expected in Q2 2026 with a tentative construction start of Q4 2026.

1234 GREAT HIGHWAY – SAN FRANCISCO – #589

New construction of an eight-story, 190,000 gsf senior housing building located near the southwest corner of Golden Gate Park. The Type I concrete structure will be 199-units: a mix of studio and up to 1-bedroom units. The ground floor includes a main lobby, offices, bicycle parking, building services, and parking garage. Two new landscaped outdoor courtyards will also be constructed.

Status: In the schematic design phase now, project is expected to bid Q2 2026 with a Q4 2026 construction start for a 21–23-month duration.

87 EAST EVELYN – MOUNTAIN VIEW – #575 & #576

The site includes two buildings that will be phased construction. The West Building will be constructed first to provide parking for the residence, which is 7-story building over basement/parking, 161 units, and approx. 220,730 g.s.f. The East Building will be a 12-story high-rise building, likely mass timber, 107 units, and approx. 126,500 g.s.f. The overall duration will be 36 – 42 months of construction, depending on the overlap of construction between phases. The project is slated to start Q1 – Q3 2026.

Status: SD budgeting scheduled to occur Q3 2025, and bidding tentatively expected Q2/Q3 2026.

NEW ASIA SENIOR HOUSING (772 PACIFIC) – SAN FRANCISCO – #567

This is a joint venture with Pilot Construction. New construction of a 15-Story, 151,701 gsf, senior housing development with Type I over one Level Basement.

Status: DD budget tentatively scheduled for Q2 2025. Construction not expected until 2027.

NORTH FIRST STREET – SANTA CLARA – #593

The project is currently in the early conceptual design phase and is apt to include four separate buildings, with phased construction. This construction will likely include multiple affordable housing types (Senior, Family, Permanent Supportive Housing).

Status: Currently in early conceptual design. Expected bid to occur late 2026/early 2027 and construction mid/late 2027.

LEGACY – COMMUNITY PRESBYTERIAN CHURCH – DANVILLE – #592

This multi-faceted project will be completed in three phases of work and includes construction of a new Youth Ministry Building, brand-new play areas and athletic field for the San Ramon Valley Christian Academy, additional parking, and renovation of the existing Church facilities.

Status: In the concept design phase now, this project is expected to bid out Q4 2026 with a construction start of Q1 2027.

850 TURK STREET – SAN FRANCISCO

This project is new construction of a 92-unit, 105,000-gsf, 8-story Type I, affordable family housing development. Construction includes the demolition of an existing one-story parking garage. The building will include common areas and amenity spaces at the first floor. 

Status: All remaining trades bid out in January 2025 and are pending award confirmation. Construction scheduled for late April 2025 for a 21.5-month duration.

HUNTERS VIEW PARK – SAN FRANCISCO

This is a joint venture with Nibbi Brothers Construction. This new park will be nestled between the two Cahill/Nibbi joint venture projects currently underway (new affordable housing buildings, Blocks 14 & 17, in the Hunters View area of San Francisco). The park will include landscaping & irrigation, site furnishings such as playground equipment, earthwork, site concrete, paving, lighting, fencing, and drainage.

Status: All remaining trades bid out in March 2025 and are pending award confirmation. Construction is projected to start May-June 2025 for an 8.5-month duration.

THE ELIZA – OAKLAND

New construction of an eight-story, Type I concrete residential building. The new building will include 97 senior affordable studio units with common rooms, management offices, laundry, lobby, circulation and supportive services spaces on the ground floor. There is an occupied roof deck and reserved area for a photovoltaic system. Prior design with an underground transformer has been changed for the transformer to be housed within the building.

Status: All remaining trades bid out in March 2025 and are pending award confirmation. Construction scheduled for November 2025 for a 19-month duration.

525 NORTH CAPITOL – SAN JOSE

New construction of a five-story, 142,340 gsf, 160-unit affordable housing development in San Jose. Project is committed to Green Building and will be all electric with PV. Construction type is Type VA over Type 1A Garage.

Status: All remaining trades bid out in February 2025 and are pending award confirmation. Construction scheduled to start June/July 2025 for a 21 to 22-month duration.
