SUNNYDALE BLOCK 9 – SAN FRANCISCO

This is a joint venture project with Guzman Construction for affordable rental housing. It consists of new construction of a 96-unit, 153,162 gsf, 5-story Type VA over Type 1A garage. Project will commit to being GreenPoint Rated and will be all electric.

Status: CD estimate is expected April 2024. GMP delayed (2025 or 2026) until further notice.

THE ELIZA – OAKLAND

New construction of an eight-story, Type I concrete residential building. The new building will include 97 senior affordable studio units with common rooms, management offices, laundry, lobby, circulation and supportive services spaces on the ground floor. There is an occupied roof deck and reserved area for a photovoltaic system. An existing electrical transformer building serving the neighboring building will be demolished and the transformer service relocated prior to construction.

Status: Project is “emerging” from a hold over the last 2 years. The restarted preconstruction / design schedule is TBD. Construction expected 2025/2026.

ELLA ROHLFF’S PLACE – SAN FRANCISCO

This project is new construction of a 94-unit, 71,600-gsf, 5-story Type IIIA over 2-story Type IA, affordable senior housing development. Construction includes the demolition of an existing one-story plaza. The building will include common areas and amenity spaces as well as a seating nook and laundry on every floor. A new landscaped outdoor courtyard will connect the new building to the existing senior building directly adjacent, St. Mark’s Urban Life Center.

Status: An estimate for the 50% CD drawings took place in April 2023. Project is on hold.

LAGUNA HONDA AFFORDABLE SENIOR HOUSING – SAN FRANCISCO

New construction of 169-185-unit senior affordable housing.  Project will include assisted living units and senior housing apartments as well as an early childcare education center and adult day health center. Development is located near the Laguna Honda Hospital in San Francisco.

Status: Project remains on hold. Design Development expected to start up again in Q2 2024.
