1633 VALENCIA – SAN FRANCISCO

Formerly known as 3435 Cesar Chavez, this project involves new construction of a six-story, 145-unit permanent supportive (affordable) housing development.  Building will include five floors of wood modular Type III over one floor concrete podium Type I.

Status: Currently in conceptual design with schematic design beginning in December 2021.  Construction is slated to start May 2023.

LAGUNA HONDA AFFORDABLE SENIOR HOUSING – SAN FRANCISCO

New construction of 169-185-unit senior affordable housing.  Project will include assisted living units and senior housing apartments as well as an early childcare education center and adult day health center. Development is located near the Laguna Honda Hospital in San Francisco.

Status: Currently in conceptual design.  Tentative schedule for construction start is Q2 2024.

URBAN SCHOOL PERFORMING ARTS CENTER – SAN FRANCISCO

Converting a historic school gym into a 19,000-s.f. high school performing arts center/theater on an existing private school campus.

Status: 100% DD plans to be issued late November with a budget due January 2022.  Fire sprinkler bids are currently under review.  Construction is slated for Q4 2022/Q1 2023.

MADRONE TERRACE – SAN LEANDRO

New construction at 16060 E 14th Street in San Leandro including 79 apartments for large families and households with special needs.  Project is Type III residential over Type I podium, which will include parking as well as space for Hayward Area Recreation and Park District to operate a community center and affordable childcare.     

Status: The project is in the design development phase with a DD estimate round expected in December 2021.  Construction will begin in Q4 2022.

2700 INTERNATIONAL – OAKLAND

New construction of a six-story, 75-unit affordable housing development. The building will include a community room, shared laundry, administrative offices, and other support services. The ground floor includes approximately 7,000-s.f. of street front commercial space designed to allow subdivision into multiple tenant spaces. Onsite parking of 32 stalls is provided in an enclosed garage located behind the commercial space. The site is occupied by two existing buildings that will be removed.

Status: Currently in early design budgeting. Construction expected to start in Q2 2023.

730 STANYAN – SAN FRANCISCO

Project design is currently being reevaluated for new construction of an eight-story, 160-unit affordable housing project. 

Status: The previously selected early design-build trades are being retained until further notice.  The 100% DD pricing set is expected Q1 2022 with construction slated to start spring 2023.

1178 SONORA COURT – SUNNYVALE

New construction of a 217,000-s.f., 177-unit, affordable housing development. The structure is composed of five levels of light gauge metal stud framing over two levels of Type I concrete. The site includes a modest amount of landscaping and hardscape around the perimeter of the building.

Status: This project is currently in the design phase and is expected to go out to bid in Q3 2022. Construction is slated to begin in Q1 2023.

4th & FOLSOM – SAN FRANCISCO

New construction of an eight-story, 70-unit affordable housing development. The ground floor amenities include office, mechanical, retail, laundry, bike parking, and gathering spaces. The building will be situated above a future SFMTA subway station under construction.

Status: This project is on hold at the moment, pending design coordination with the SFMTA substructure. 

ALDERSLY SENIOR LIVING – SAN RAFAEL

Renovation and expansion of an existing senior community.  Phase I of renovation for the existing assisted living facility has bid and been awarded. The future phases will include demolition/new construction or renovation of four independent living buildings which includes 69 new independent living apartments, site improvements, and renovation throughout the senior community campus.

Status: Currently in conceptual design and budgeting for the Independent Living building.
