BERRYESSA STATION TOD AFFORDABLE HOUSING – SAN JOSE – #563

New construction of a ten-story, 202,071 gsf, affordable housing development in San Jose. Project is committed to Green Building and will be all electric, with PV and battery storage. Construction type is Type 1A.

Status: GMP set expected Q3 2025. Construction start anticipated Q1 2026.

TREASURE ISLAND PARCEL E1.2 – BEHAVIORAL HEALTH BUILDING – #571

New construction of a six-story behavioral health building on Treasure Island. Project will consist of 124 dormitory style units with shared bathrooms for a total of approximately 73,750 gsf. Construction type is still to be determined.

Status: The 95% CD Estimate took place in October 2024. GMP not expected until Q3 2025. Tentative construction start is April 2026 for a 19-month duration.

OUSD MELROSE LEADERSHIP ACADEMY – OAKLAND – #585

This project, a K-8th grade campus located in the Maxwell Park neighborhood, has a phased two year plus schedule starting in Q1 2026. Scope includes a new classroom building and renovation of the existing campus. Structural upgrades include extensive concrete FRP work.

Status: 100% Design Development budget took place in February 2025. Expecting bid to occur in Q3/Q4 2025. Construction would begin late Q1 2026.

SAN FRANCISCO (sf) TOWERS ENTRY EXPERIENCE – SAN FRANCISCO – #578

SF Towers is one of the premier senior living communities in the Bay Area, located on Pine St, between Van Ness and Franklin. The project consists of major upgrades of their first-floor auxiliary spaces and kitchen.

Status: A Conceptual Budget Estimate occurred in April 2024. The GMP will not take place until Q2 2026 at the earliest and construction will not commence until at least Q3 2026. Duration to be determined once official scope and phasing is pinned down but expecting it to be two phases for 12 to 15 months.

JFCS HOLOCAUST CENTER – SAN FRANCISCO – #577

The Holocaust Center is a dedicated program committed to the remembrance, research, documentation, and education concerning the Holocaust. The new building will replace an existing building at 2245 Post Street. It will include public exhibition space, a library, conference rooms, and state-of-the-art digital communications capability. We’re expecting the building to be about 35,000 SF, it will be a very challenging project due to a narrow lot and minimal staging areas.

Status: The extent of this project has expanded and is expected to go through a redesign for a larger site. New design drawings are expected Q2 2025. Construction is anticipated to start in Q2 2026.

3485 CESAR CHAVEZ – SAN FRANCISCO – #563

New construction of a residential building with five stories of Type IIIA construction (63,359 SF) over two stories of Type IA construction (23,249 SF). The ground floor will include residential service areas and common spaces, while the upper floors will house 126 residential units, consisting of 66 studios and 60 one-bedroom units.

Status: 100% Design Development budget took place in March 2025. CD stage expected Q4 2025. Construction start date anticipated for June 2026 for 21 months.

750 GOLDEN GATE – PHASE 2 – SAN FRANCISCO – #565

Phase 1 of this project is under construction. The two phases together include construction of a 171-unit, 8-story Type I, affordable family housing development. Construction includes the demolition of an existing parking lot. The building will include common areas and amenity spaces on the first floor. We are currently expecting an update on the timeline for Phase 2 and will have more information April 2025.

Status: Design Development budget for Phase 2 of this project is TBD.

1979 MISSION STREET – SAN FRANCISCO – #586 & #587

This project is a Cahill/Guzman joint venture. Located directly adjacent to the 16th Street BART station, this 2-3 phase project will consist of approximately 400 units. Design concepts are still being flushed out, but it will likely be a mix of high-rise and mid-rise buildings, 9 to 16 stories.

Status: Currently in the early schematic design phase. Final bid not expected until at least Q1 2026. Construction expected to start Q2 2026 for the first building.

TREASURE ISLAND PARCEL IC4.3 – MULTI-FAMILY – #579

New construction of a 219,00 gsf, 150-unit multi-family affordable housing development. The structure is composed of five levels of Type IIA or IIIA load bearing metal stud framing over one level of Type I concrete. Construction type is still to be determined.

Status: Four (4) early trades have already bid out: Design-Assist Structural Metal Framing, Exterior Building Maintenance, Elevators, and Fire Sprinkler. Design Development budget occurred in March 2025. Final GMP is expected in Q2 2026 with a tentative construction start of Q4 2026.

1234 GREAT HIGHWAY – SAN FRANCISCO – #589

New construction of an eight-story, 190,000 gsf senior housing building located near the southwest corner of Golden Gate Park. The Type I concrete structure will be 199-units: a mix of studio and up to 1-bedroom units. The ground floor includes a main lobby, offices, bicycle parking, building services, and parking garage. Two new landscaped outdoor courtyards will also be constructed.

Status: In the schematic design phase now, project is expected to bid Q2 2026 with a Q4 2026 construction start for a 21–23-month duration.
