JFCS HOLOCAUST CENTER – SAN FRANCISCO

The Holocaust Center is a dedicated program committed to the remembrance, research, documentation, and education concerning the Holocaust.  The new building will replace an existing building at 2245 Post Street. It will include public exhibition space, a library, conference rooms, and state-of-the-art digital communications capability. While it is a relatively small building at about 17,000 SF, it will be a very challenging project due to a narrow lot and minimal staging areas. It is likely that the project team will opt for a mass timber building.

Status: A 100% DD Budget Estimate is expected to begin in late April 2024. GMP would take place Fall 2024. Construction projected to start Q1 2025 with an approximate 16-month duration.

525 NORTH CAPITOL – SAN JOSE

New construction of a five-story, 142,340 gsf, affordable housing development in San Jose. Project is committed to Green Building and will be all electric with PV. Construction type is Type VA over Type 1A Garage.

Status: EBM, Elevators, Fire Sprinkler, and PV Systems scopes are pending Owner approval. CD budget estimate is scheduled for May 2024. Tentative construction start is Q1 2025 for a 22-month duration.

160 FREELON – SAN FRANCISCO

This is a joint venture project with Guzman Construction. New construction of a nine-story, 102,000 gsf family housing building. The all Type I concrete structure will be 85-units: a mix of studio and up to 3-bedroom units. The ground floor includes a main lobby, offices, a multipurpose room, bicycle parking, and building services. No vehicle parking is included.

Status: Five early design-build trades bid out in October 2022 and May 2023: Auger Cast Piles, Exterior Building Maintenance, Fire Sprinklers, Solar PV, and Tower Crane. The project has been delayed. The GMP for the balance of the trades is expected to take place in Q1 2025 and construction is expected to begin Q2 2025 in current schedule. The construction duration is expected to be 22 months.

SF TOWERS ENTRY EXPERIENCE – SAN FRANCISCO

SF Towers is one of the premier senior living communities in the Bay Area, located on Pine St, between Van Ness and Franklin. The project consists of major upgrades of their main lobby and first floor auxiliary spaces. The upgrades will include the addition of a wine lounge, improvements to their atrium, dining, bistro, and main lobby spaces.

Status: A Conceptual Budget Estimate began in March 2024. GMP would take place in Q4 2024 or Q1 2025. Construction projected to start Q1 or Q2 2025. Duration to be determined once official scope and phasing is pinned down but expecting it to be 2 phases for 12 to 15 months.

SUNNYDALE BLOCK 7 – SAN FRANCISCO

This is a joint venture project with Guzman Construction. New construction of an 81-unit, 130,655 gsf, 5-story Type VA over 1-Story Type 1A affordable rental housing.

Status: Early Trade Bid for Fire Sprinkler, Solar PV, and Shoring bid out in February 2024, pending Owner approval. GMP for remaining trades delayed until further notice. Construction is tentatively scheduled to begin in Q3 2025 for a 19-month duration.

TREASURE ISLAND PARCEL E1.2 – BEHAVIORAL HEALTH BUILDING

New construction of a six-story behavioral health building on Treasure Island. Project will consist of 124 dormitory style units with shared bathrooms for a total of approximately 73,750 gsf. Construction type is still to be determined.

Status: 100% Design Development Estimate occurred Q1 2024. CD Estimate set for Q2 2024. GMP not expected until Q3 2025. Tentative construction start is Q1 2026 for a 19-month duration.

TREASURE ISLAND PARCEL IC4.3 – MULTI-FAMILY

New construction of a 219,00 gsf, 150-unit multi-family affordable housing development. The structure is composed of five levels of Type IIA or IIIA load bearing metal stud framing over one level of Type I concrete. Construction type is still to be determined.

Status: Project expected to go out for schematic development budgeting in July 2024. DD Estimate set for Q4 2024. Final GMP is expected in Q3 2025 with tentative construction start in Q1 2026.

BERRYESSA STATION TOD AFFORDABLE HOUSING – SAN JOSE

New construction of a ten-story, 202,071 gsf, affordable housing development in San Jose. Project is committed to Green Building and will be all electric, with PV and battery storage. Construction type is Type 1A.

Status: Design Development drawings expected Q2/Q3 2024. CD not expected until Q4 2025.

BALBOA RESERVOIR BLOCK F – SAN FRANCISCO

New construction of a seven-story, 190,000 gsf, 159-unit educator housing development, including a basement. Building will be seven Type I levels. The ground floor includes a main lobby, co-working spaces, fitness, offices, bike parking, dog wash, maker space etc. The basement garage provides public and residential parking, partially in mechanized lifts. The upper floors contain a mix of studio up to 3-bedroom residential units.

Status: Structural Concrete scope has already bid out as an early trade. This project has been delayed. Preconstruction set to restart 2025.

NORTH FAIR OAKS – REDWOOD CITY

New construction of a 77,000-s.f., 86-unit affordable housing development. Ground floor will include parking spaces and the second floor will include community room, offices, laundry room, and courtyard. The structure is composed of five levels of Type III wood framing over one level of Type I concrete. Level 2 through 6 will be a modular construction manufactured by Autovol located in Idaho.

Status: Early bid of design-assist elevator bid is pending. DD budget expected July or August. Final GMP bid will be Q4 2024.
