2700 INTERNATIONAL – OAKLAND

New construction of a six-story, 75-unit affordable housing development. The building will include a community room, shared laundry, administrative offices, and other support services. The ground floor includes approximately 7,000-s.f. of street front commercial space designed to allow subdivision into multiple tenant spaces. Onsite parking of 32 stalls is provided in an enclosed garage located behind the commercial space. The site is occupied by two existing buildings that will be removed.

Status: Construction start has pushed to Summer 2025. Potential early trade bid in Q4 2024.

NORTH FAIR OAKS – REDWOOD CITY

New construction of a 77,000-s.f., 86-unit affordable housing development. Ground floor will include parking spaces and the second floor will include community room, offices, laundry room, and courtyard. The structure is composed of five levels of Type III wood framing over one level of Type I concrete. Level 2 through 6 will be a modular construction manufactured by Autovol located in Idaho.

Status: Final GMP bid will be Q4 2024 / Q1 2025.

SUNNYDALE BLOCK 7 – SAN FRANCISCO

This is a joint venture project with Guzman Construction. New construction of an 81-unit, 130,655 gsf, 5-story Type VA over 1-Story Type 1A affordable rental housing.

Status: Subcontractors were selected for early bid Fire Sprinkler and Solar PV scopes. Shoring bid is pending due to proposed existing site condition changes. GMP bid is expected in Q4 2024 or Q1 2025. Construction is tentatively scheduled to begin in Q3 2025 for a 19-month duration.

850 TURK STREET – SAN FRANCISCO

This project is new construction of a 92-unit, 105,000-gsf, 8-story Type I, affordable family housing development. Construction includes the demolition of an existing one-story parking garage. The building will include common areas and amenity spaces at the first floor. 

Status: Select Design-Build and early trades bid out in 2023: Shoring, Ground Improvements, Structural Concrete, Exterior Building Maintenance, Elevators, Fire Sprinklers, Plumbing, HVAC, Electrical, Solar, and Crane scopes. The remaining trades are currently scheduled to bid out January 2025. Construction projected to start late Q1 2025 for a 21.5-month duration.

160 FREELON – SAN FRANCISCO

This is a joint venture project with Guzman Construction. New construction of a nine-story, 102,000 gsf family housing building. The all Type I concrete structure will be 85-units: a mix of studio and up to 3-bedroom units. The ground floor includes a main lobby, offices, a multipurpose room, bicycle parking, and building services. No vehicle parking is included.

Status: This project has been delayed. Five early design-build trades bid out in October 2022 and May 2023: Auger Cast Piles, Exterior Building Maintenance, Fire Sprinklers, Solar PV, and Tower Crane. Early MEPs may bid out in September 2024, tentatively. The GMP for the balance of the trades is expected to take place in Q1 2025 and construction is expected to begin Q2 2025 in current schedule. The construction duration is expected to be 22 months.

SUNNYDALE BLOCK 9 – SAN FRANCISCO

This is a joint venture project with Guzman Construction for affordable rental housing. It consists of new construction of a 96-unit, 153,162 gsf, 5-story Type VA over Type 1A garage. Project will commit to being GreenPoint Rated and will be all electric.

Status: Subcontractors were selected for early bid Fire Sprinklers, Elevator, Photovoltaics, and Tower Crane scopes. Shoring bid is pending due to proposed existing site condition changes. 85% CD estimate was held June 2024. Final bid for remaining trades is TBD (2025 or 2026) until further notice.

525 NORTH CAPITOL – SAN JOSE

New construction of a five-story, 142,340 gsf, affordable housing development in San Jose. Project is committed to Green Building and will be all electric with PV. Construction type is Type VA over Type 1A Garage.

Status: EBM, Car Stackers, Elevator, Fire Sprinkler, and PV Systems scopes are pending Owner approval. CD budget estimate is scheduled for Q3 2024. Tentative construction start is end of Q2 2025 for a 22-month duration.

1371 KOOSER APARTMENTS – SAN JOSE

Demolition of existing building and new construction of a seven-story, 190,229 gsf, 191-unit, affordable housing for rental. Building will include five levels Type IIIA over two levels Type IA.

Status: Five early trades bid out in June 2023: Exterior Building Maintenance, Elevators, Fire Sprinklers, Solar Panels, and Crane Service. Project has been delayed. Possible CD Budget to occur Q3/Q4 2024. Remainder of trades not expected to bid out until Q2 2025.

JFCS HOLOCAUST CENTER – SAN FRANCISCO

The Holocaust Center is a dedicated program committed to the remembrance, research, documentation, and education concerning the Holocaust.  The new building will replace an existing building at 2245 Post Street. It will include public exhibition space, a library, conference rooms, and state-of-the-art digital communications capability. While it is a relatively small building at about 17,000 SF, it will be a very challenging project due to a narrow lot and minimal staging areas. It is likely that the project team will opt for a mass timber building.

Status: 100% DD Structure Budget Estimate occurred in January 2024. The extent of this project has expanded and is expected to go through a redesign for a larger site. New design drawings are expected Q3/Q4 2024.

TREASURE ISLAND PARCEL E1.2 – BEHAVIORAL HEALTH BUILDING

New construction of a six-story behavioral health building on Treasure Island. Project will consist of 124 dormitory style units with shared bathrooms for a total of approximately 73,750 gsf. Construction type is still to be determined.

Status: 100% Design Development Estimate occurred March 2024. 95% CD Estimate set for June 2024. GMP not expected until Q3 2025. Tentative construction start is Q1 2026 for a 19-month duration.
