THE ELIZA – OAKLAND

New construction of an eight-story, Type I concrete residential building. The new building will include 97 senior affordable studio units with common rooms, management offices, laundry, lobby, circulation and supportive services spaces on the ground floor. There is an occupied roof deck and reserved area for a photovoltaic system. Prior design with an underground transformer has been changed for the transformer to be housed within the building.

Status: Project is expected to bid in Q2 2025 (potential early trades bid in Q1 2025). Construction currently projected to commence in Q4 2025.

525 NORTH CAPITOL – SAN JOSE

New construction of a five-story, 142,340 gsf, 160-unit affordable housing development in San Jose. Project is committed to Green Building and will be all electric with PV. Construction type is Type VA over Type 1A Garage.

Status: The following early trades have already bid out: EBM, Car Stackers, Elevators, Fire Sprinklers, and PV Systems. CD budget took place in November 2024. Tentative construction start is end of Q2 2025 for a 22-month duration.

TREASURE ISLAND PARCEL E1.2 – BEHAVIORAL HEALTH BUILDING

New construction of a six-story behavioral health building on Treasure Island. Project will consist of 124 dormitory style units with shared bathrooms for a total of approximately 73,750 gsf. Construction type is still to be determined.

Status: The 95% CD Estimate took place in October 2024. GMP not expected until Q3/Q4 2025. Tentative construction start is Q1 2026 for a 19-month duration.

OUSD MELROSE LEADERSHIP ACADEMY – OAKLAND

This project, a K-8th grade campus located in the Maxwell Park neighborhood, has a phased two year plus schedule starting in late 2025. Scope includes a new classroom building and renovation of the existing campus. Structural upgrades include extensive concrete FRP work.

Status: Currently in schematic design. Expecting bid to occur in Q3/Q4 2025. Construction would begin late Q4 2025.

JFCS HOLOCAUST CENTER – SAN FRANCISCO

The Holocaust Center is a dedicated program committed to the remembrance, research, documentation, and education concerning the Holocaust.  The new building will replace an existing building at 2245 Post Street. It will include public exhibition space, a library, conference rooms, and state-of-the-art digital communications capability. While it is a relatively small building at about 17,000 SF, it will be a very challenging project due to a narrow lot and minimal staging areas. It is likely that the project team will opt for a mass timber building

Status: The extent of this project has expanded and is expected to go through a redesign for a larger site. New design drawings are expected Q1 2025. Construction is anticipated to start in Q2 2026.

TREASURE ISLAND PARCEL IC4.3 – MULTI-FAMILY

New construction of a 219,00 gsf, 150-unit multi-family affordable housing development. The structure is composed of five levels of Type IIA or IIIA load bearing metal stud framing over one level of Type I concrete. Construction type is still to be determined.

Status: Early trade Design-Assist Structural Metal Framing bid out in September 2024. Design Development budget will take place in Q1 2025. Final GMP is expected in Q1 2026 with a tentative construction start of Q4 2026.

BERRYESSA STATION TOD AFFORDABLE HOUSING – SAN JOSE

New construction of a ten-story, 202,071 gsf, affordable housing development in San Jose. Project is committed to Green Building and will be all electric, with PV and battery storage. Construction type is Type 1A.

Status: Design Development drawings expected Q1 2025. CD stage not expected until Q4 2025.

87 EAST EVELYN – MOUNTAIN VIEW

The site includes two buildings that will be phased construction. The West Building will be constructed first to provide parking for the residence, which is 7-story building over basement/parking, 161 units, and approx. 220,730 g.s.f.  The East Building will be a 12-story high-rise building, likely mass timber, 107 units, and approx. 126,500 g.s.f. The overall duration will be 36 – 42 months of construction, depending on the overlap of construction between phases. The project is slated to start Q3 2026.

SD budgeting scheduled to occur Q1 2025, and bidding tentatively expected Q1/Q2 2026.

1979 MISSION STREET – SAN FRANCISCO

This project is a Cahill/Guzman joint venture. Located directly adjacent to the 16th Street BART station, this 2-3 phase project will consist of approximately 400 units. Design concepts are still being flushed out, but it will likely be a mix of high-rise and mid-rise buildings, 9 to 16 stories.

Status: Currently in the early schematic design phase. Final bid not expected until Q1 2026. Construction expected to start in April 2026 for the first building.

NEW ASIA SENIOR HOUSING (772 PACIFIC) – SAN FRANCISCO

This is a joint venture with Pilot Construction. New construction of a 15-Story, 151,701 gsf, senior housing development with Type I over one Level Basement.

Status: DD budget tentatively scheduled for February 2025. Construction not expected until 2027.
