750 GOLDEN GATE – PHASE 2 – SAN FRANCISCO (#565)

Phase 1 of this project has bid out and is pending award. The status listed below regards Phase 2. The site will be built in two phases, together providing construction of a 171-unit, 8-story Type I, affordable family housing development. Construction includes the demolition of an existing parking lot. The building will include common areas and amenity spaces at the first floor. Phase 2 is expected to start one year after Phase 1 begins.

Status: Design Development Budget for Phase 2 of this project is expected late Q1/Q2 2025.

1234 GREAT HIGHWAY – SAN FRANCISCO

New construction of an eight-story, 190,000 gsf senior housing building located near the southwest corner of Golden Gate Park. The Type I concrete structure will be 199-units: a mix of studio and up to 1-bedroom units. The ground floor includes a main lobby, offices, bicycle parking, building services, and parking garage. Two new landscaped outdoor courtyards will also be constructed.

Status: In the schematic design phase now, project is expected to bid mid-2026 with a late 2026 construction start for a 21–23-month duration.

BALBOA RESERVOIR BLOCK F – SAN FRANCISCO

New construction of a seven-story, 190,000 gsf, 159-unit educator housing development, including a basement.  Building will be seven Type I levels. The ground floor includes a main lobby, co-working spaces, fitness, offices, bike parking, dog wash, maker space etc. The basement garage provides public and residential parking, partially in mechanized lifts. The upper floors contain a mix of studio up to 3-bedroom residential units.

Status: Structural Concrete scope bid out as an early trade. This project has been delayed. Preconstruction anticipated to restart in 2025.

SF TOWERS ENTRY EXPERIENCE – SAN FRANCISCO

SF Towers is one of the premier senior living communities in the Bay Area, located on Pine St, between Van Ness and Franklin. The project consists of major upgrades of their first-floor auxiliary spaces and kitchen.

Status: Project is currently on hold. A Conceptual Budget Estimate occurred in April 2024. The GMP will not take place until Q3 2025 at the earliest and construction will not commence until at least Q1 2026. Duration to be determined once official scope and phasing is pinned down but expecting it to be two phases for 12 to 15 months.

LEGACY – COMMUNITY PRESBYTERIAN CHURCH – DANVILLE

This multi-faceted project includes construction of a new Youth Ministry Building, brand-new athletic field for the San Ramon Valley Christian Academy middle school, and renovation of their church Sanctuary.

Status: In the concept design phase now, this project is expected to bid out Q1/Q2 2026 with a construction start of July 2026 for a 22-month duration.

NORTH FIRST STREET – SANTA CLARA

The project is currently in the early conceptual design phase and is apt to include four separate buildings, with phased construction. This construction will likely include multiple affordable housing types (Senior, Family, Permanent Supportive Housing).

Status: Currently in early conceptual design. Expected to bid mid-2026. First phase of construction expected late 2026/early 2027.

ELLA ROHLFF’S PLACE – SAN FRANCISCO

This project is new construction of a 94-unit, 71,600-gsf, 5-story Type IIIA over 2-story Type IA, affordable senior housing development.  Construction includes the demolition of an existing one-story plaza.  The building will include common areas and amenity spaces as well as a seating nook and laundry on every floor.  A new landscaped outdoor courtyard will connect the new building to the existing senior building directly adjacent, St. Mark’s Urban Life Center.

Status: An estimate for the 50% CD drawings took place in April 2023. Project is on hold.

LAGUNA HONDA AFFORDABLE SENIOR HOUSING – SAN FRANCISCO

New construction of 169-185-unit senior affordable housing.  Project will include assisted living units and senior housing apartments as well as an early childcare education center and adult day health center. Development is located near the Laguna Honda Hospital in San Francisco.

Status: Project is emerging from being on hold for two years and is currently in the conceptual stage.
