BALBOA RESERVOIR BLOCK F – SAN FRANCISCO – #561

New construction of a seven-story, 190,000 gsf, 159-unit educator housing development, including a basement. Building will be seven Type I levels. The ground floor includes a main lobby, co-working spaces, fitness, offices, bike parking, dog wash, maker space etc. The basement garage provides public and residential parking, partially in mechanized lifts. The upper floors contain a mix of studio up to 3-bedroom residential units.

Status: Structural Concrete scope bid out as an early trade. This project has been delayed indefinitely. No new timeline provided.

ELLA ROHLFF’S PLACE – SAN FRANCISCO – #558

This project is new construction of a 94-unit, 71,600-gsf, 5-story Type IIIA over 2-story Type IA, affordable senior housing development.  Construction includes the demolition of an existing one-story plaza.  The building will include common areas and amenity spaces as well as a seating nook and laundry on every floor.  A new landscaped outdoor courtyard will connect the new building to the existing senior building directly adjacent, St. Mark’s Urban Life Center.

Status: An estimate for the 50% CD drawings took place in April 2023. Project is on hold.

LAGUNA HONDA AFFORDABLE SENIOR HOUSING – SAN FRANCISCO – #545

New construction of a 129 Unit Senior Housing building and a 90 Unit Assisted Living building. Project will also include both an adult day health facility and early childcare education center. Development is located on the site of and adjacent to the Laguna Honda Hospital on in San Francisco.

Status: Project is emerging from being on hold for two years and is currently transitioning into the Schematic Design phase. The overall preconstruction/design schedule is pending.
