THE VILLAGE WELLNESS CENTER – SAN FRANCISCO

New construction of a six-story, 42,000-sf, mixed use, mass-timber structure built on a two-level concrete basement. The Village SF project will create a physical, service, cultural and spiritual nexus for urban American Indians that will ensure the well-being of the community seven generations from now. Programming for each of the floors is as follows: basement level – recreation and support spaces, first floor – cultural center and gathering space, second floor – youth center and office space, third floor – dental clinic, fourth floor – medical and behavioral clinic, fifth floor – transitional housing, and sixth floor – women’s lodge. The rooftop space and ground floor courtyard will provide gardens and outdoor space.

Status: Early Design-Assist Mechanical, Electrical, Plumbing, Design-Build Shoring, Mass Timber, Rough Carpentry, Fire Sprinklers, Structural Concrete, and Dry Site Utilities bid out in March 2024, pending Client approval to award. Client had been working to secure funding, so project was on hold. The Joint Trench construction did commence in October 2023. The GMP FOR REMAINING TRADES is currently bidding with a Bid Due Date of April 26, 2024. Construction is expected to start early Q4 2024 for a 22-month duration.

750 GOLDEN GATE – SAN FRANCISCO

This is a sister project to 850 Turk. The site will be built in two phases, together providing construction of a 171-unit, 8-story Type I, affordable family housing development. Construction includes the demolition of an existing parking lot.  The building will include common areas and amenity spaces at the first floor. Phase 2 is expected to start one year after phase 1 begins.

Status: This project is being fast-tracked through design. Design Development Estimate took place in March 2024. Early Design-Build trades (Elevators, Fire Sprinklers, Solar/PV, and Tower Crane) are currently bidding with a Bid Due Date of April 5, 2024. GMP for remaining trades is slated for July 2024. Construction is expected to start by December 15, 2024.

1371 KOOSER APARTMENTS – SAN JOSE

Demolition of existing building and new construction of a seven-story, 190,229 gsf, 191-unit, affordable housing for rental. Building will include five levels Type IIIA over two levels Type IA.

Status: Five early trades bid out in June 2023: Exterior Building Maintenance, Elevators, Fire Sprinklers, Solar Panels, and Crane Service. Remaining scopes expected to bid June 2024.

850 TURK STREET – SAN FRANCISCO

This project is new construction of a 92-unit, 105,000-gsf, 8-story Type I, affordable family housing development.  Construction includes the demolition of an existing one-story parking garage.  The building will include common areas and amenity spaces at the first floor. 

Status: Select Design-Build and early trades bid out in 2023: Shoring, Ground Improvements, Structural Concrete, Exterior Building Maintenance, Elevators, Fire Sprinklers, Plumbing, HVAC, Electrical, Solar, and Crane scopes. The remaining trades are currently scheduled to bid out July 2024. Construction projected to start Q4 2024 for a 21.5-month duration.

WILDCARE – SAN RAFAEL

The project includes the demolition of all non-historic buildings, structures, and caging on the existing WildCare property, the relocation and restoration of the historic Terwilliger building and construction of new three-story building and caging on the existing site. The project replaces existing outdated, undersized facilities with new, code compliant animal hospital, educational, and animal housing facilities. The project also includes replacement of the existing pedestrian bridge over San Rafael Creek, along with creek mitigation as required along the section of creek fronting the property.

Status: Early Design-Build trades (Foundation Anchors and Piles, Demolition & Building Moving, Steel Bridge, Sprinkler, and Elevators) bid out in January 2024. GMP expected Q2 2024, with construction tentatively scheduled for September of 2024. Construction duration is expected to be about 13 months.

2700 INTERNATIONAL – OAKLAND

New construction of a six-story, 75-unit affordable housing development. The building will include a community room, shared laundry, administrative offices, and other support services. The ground floor includes approximately 7,000-s.f. of street front commercial space designed to allow subdivision into multiple tenant spaces. Onsite parking of 32 stalls is provided in an enclosed garage located behind the commercial space. The site is occupied by two existing buildings that will be removed.

Status: GMP bid expected Q2/Q3 2024. Construction expected to start Q1 2025.
