SF TOWERS ENTRY EXPERIENCE – SAN FRANCISCO – #578

SF Towers is one of the premier senior living communities in the Bay Area, located on Pine St, between Van Ness and Franklin. The project consists of major upgrades of their first-floor dining and kitchen, second floor amenity spaces and 12th floor roof deck.

Status: A Revised Conceptual budget estimate occurred in August 2025. DD Budget expected mid/late 2026. The GMP will not take place until mid-2027 and construction will not commence until early 2028. Duration to be determined once official scope and phasing is pinned down but expecting it to be two phases for 12 to 15 months.

1979 MISSION STREET – PHASE 2 – SAN FRANCISCO (#587)

This project is a Cahill/Guzman joint venture. Located directly adjacent to the 16th Street BART station, this 2-3 phase affordable permanent support housing project will consist of approximately 400 units. Design concepts are still being flushed out, but it will likely be a mix of high-rise and mid-rise buildings, 9 to 16 stories. Building 1, which will be a 9-story, type-1A with 136 units, bid out in September 2025. Building 2 design concepts will take shape during the schematic phase.

Status: Building 2 Schematic Design review expected Q4 2025. Final GMP bid not likely to occur before September 2026 and construction currently estimated to begin January 2027.

NEW ASIA SENIOR HOUSING (772 PACIFIC) – SF – #567

This is a Cahill/Pilot Construction joint venture. New construction of a 15-Story, 140,000 gsf, 175-unit affordable senior housing development with Type I over one Level Basement. The project includes a banquet hall & kitchen, community room, offices, outdoor terrace and roof deck in the non-residential areas.

Status: 50% DD Budget and Early Design-Build Trades bid out in Q3 2025: Dewatering, Shoring, Prefabricated Exterior Skin Alternate, EBM, Signage, Elevators, Fire Sprinklers, MEPS, and Tower Crane. GMP slated for Q4 2026 and construction not expected until Q1 2027.

This project is a Cahill/Guzman joint venture. Located directly adjacent to the 16th Street BART station, this 2-3 phase project will consist of approximately 400 units. Design concepts are still being flushed out, but it will likely be a mix of high-rise and mid-rise buildings, 9 to 16 stories. Building 1 – La Maravilla (2970 16th Street) will be a 9-story, type-1A, 100% affordable Permanent Supportive Housing building with 136 units. The ground floor will house resident services offices, shared common areas, a wellness clinic (TI space), and a secure outdoor courtyard. A second floor will provide a community laundry room and terrace and residential units.

Status: All trades for Phase 1 (La Maravilla) bid out in September 2025 and are pending Owner’s review and award. Construction expected December 2025 for a 22-month duration.

NORTH FIRST STREET – SANTA CLARA – #593

The project is currently in the early conceptual design phase and is apt to include four separate buildings, with phased construction. This construction will likely include multiple affordable housing types (Senior, Family, Permanent Supportive Housing).

Status: Project currently in early conceptual design. Final bid expected in Mid-Late 2027. Approximate construction start set for late 2027/early 2028.

750 GOLDEN GATE – PHASE 2 – SAN FRANCISCO – #565

Phase 1 of this project is under construction. The two phases together include construction of a 171-unit, 8-story Type I, affordable family housing development. Construction includes the demolition of an existing parking lot. The building will include common areas and amenity spaces on the first floor.

Status: 750 Golden Gate Phase 2 Design Development budget for Phase 2 of this project is TBD. Construction is expected to begin in December 2026.

LAGUNA HONDA AFFORDABLE SENIOR HOUSING – SAN FRANCISCO – #545

This is a Cahill/Guzman joint venture. New construction of an approximately 160-unit Senior Housing building.  Project will also include both an adult day health facility and early childcare education center. Development is located on the site of and adjacent to the Laguna Honda Hospital on in San Francisco. (This project used to be 2 phases/buildings and now is trending towards being a single building.)

Status: Project is emerging from being on hold for two years and is currently transitioning into the Schematic Design phase. The overall preconstruction/design schedule is pending.

ELLA ROHLFF’S PLACE – SAN FRANCISCO – #558

This project is new construction of a 94-unit, 71,600-gsf, 5-story Type IIIA over 2-story Type IA, affordable senior housing development.  Construction includes the demolition of an existing one-story plaza.  The building will include common areas and amenity spaces as well as a seating nook and laundry on every floor.  A new landscaped outdoor courtyard will connect the new building to the existing senior building directly adjacent, St. Mark’s Urban Life Center.

Status: An estimate for the 50% CD drawings took place in April 2023. Project is on hold.

BALBOA RESERVOIR BLOCK F – SAN FRANCISCO – #561

New construction of a seven-story, 190,000 gsf, 159-unit educator housing development, including a basement. Building will be seven Type I levels. The ground floor includes a main lobby, co-working spaces, fitness, offices, bike parking, dog wash, maker space etc. The basement garage provides public and residential parking, partially in mechanized lifts. The upper floors contain a mix of studio up to 3-bedroom residential units.

Status: Structural Concrete scope bid out as an early trade. This project has been delayed indefinitely. No new timeline provided.

3485 CESAR CHAVEZ – SAN FRANCISCO – #563

New construction of a residential building with five stories of Type IIIA construction (63,359 SF) over two stories of Type IA construction (23,249 SF). The ground floor will include residential service areas and common spaces, while the upper floors will house 126 residential units, consisting of 66 studios and 60 one-bedroom units.

Status: 100% Design Development budget took place in March 2025. CD stage expected Q4 2025. Construction start date anticipated for June 2026 for 21 months.
