MARIN ART & GARDEN CENTER – ROSS (#700)

The Marin Art & Garden Center Phase 1A – Sowing the Seeds Project includes renovations and refurbishment of the Celebration Area, Livermore Pavilion, and Northgate Buildings. The Livermore Building will be expanded to include a new restroom and storage area plus an auxiliary storage building. Additional scope includes surrounding deck, landscape, utility, and relocation of the rose garden to the main entry. MEP scope includes a new electrical service, new mechanical, new restrooms and expanding the existing fire sprinkler system.

Status: The following early trades bid out in October 2025: Fire Sprinklers, Plumbing, HVAC, and Electrical. 100% DD Budget also took place during this time. Expecting GMP bid to occur in Q1 2026. Construction would begin in March 2026.

TREASURE ISLAND PARCEL IC4.3 – MULTI-FAMILY – #579

New construction of a 219,00 gsf, 150-unit multi-family affordable housing development. The structure is composed of five levels of Type IIA or IIIA load bearing metal stud framing over one level of Type I concrete. Construction type is still to be determined.

Four (4) early trades have already bid out and been awarded: Design-Assist Structural Metal Framing, Exterior Building Maintenance, Elevators, and Fire Sprinkler. The 50% CD budget occurred in late September 2025. Final GMP is slated for Q2/Q3 2026 with a tentative construction start of Q1 2027.

TREASURE ISLAND PARCEL E1.2 – BEHAVIORAL HEALTH BUILDING (#571)

New construction of a six-story behavioral health building on Treasure Island. Project will consist of 124 dormitory style units with shared bathrooms for a total of approximately 73,750 gsf. Construction type is still to be determined.

Status: 95% CD Estimate took place in October 2024. GMP expected mid-2026. Tentative construction start is Q4 2026 for a 19-month duration.

THE BRANSON SCHOOL GYMNASIUM RENOVATION – PHASE 1 – LARGE GYM – ROSS (MARIN COUNTY) (#598)

This two-phase project includes new construction and renovation of the Branson School’s existing gymnasium complex. The school is situated on a beautiful 17-acre property in Ross, CA, near Marin in the North Bay. The scope includes two gym updates and a total renovation of locker rooms, training rooms, an added cardio area, and elevator replacement. The area of the building is approximately 19,000 sf. There is very limited site work, some restriping and small added site concrete pad.

Status: All Phase 1 trades bid out in October 2025 and are pending award. Phase 1 construction start date is March/April of 2026 for 3.5 months.

SAN MATEO UNION HIGH SCHOOL DISTRICT CLASSROOM RENOVATIONS – PHASE 1 – SAN MATEO (#596)

This three-phase project will enhance 420 classrooms across 6 high school campuses in the San Mateo Union High School District. Scope will include new paint, ceiling tile, lights, markerboards and limited audio-visual work. The anticipated schedule is that the work will be completed over three summers: Phase 1 (Summer 2026), Phase 2 (Summer 2027), and Phase 3 (Summer 2028).

Status: All trades bid out in December 2025 and are pending award. Construction expected Summer 2026.  

OUSD MELROSE LEADERSHIP ACADEMY – OAKLAND – #585

This project, a K-8th grade campus located in the Maxwell Park neighborhood in Oakland, has a phased two-year schedule starting in June 2026. Scope includes a new classroom building and renovation of the existing campus. Structural upgrades include extensive concrete FRP work.

Status: Expecting GMP bid to occur in mid-January 2026. Construction would begin in June 2026.

BERRYESSA STATION TOD AFFORDABLE HOUSING –SAN JOSE – #563

New construction of a ten-story, 202,071 gsf, affordable housing development in San Jose. Project is committed to Green Building and will be all electric, with PV and battery storage. Construction type is Type 1A.

Status: All trades bid out in November 2025 and are pending award. Construction expected to begin March 2026.

JFCS HOLOCAUST CENTER – SAN FRANCISCO – #577

The Holocaust Center is a dedicated program committed to the remembrance, research, documentation, and education concerning the Holocaust.  The new building will replace existing buildings at 2245 and 2255 Post Street. It will include public exhibition space, a library, conference rooms, and state-of-the-art digital communications capability. The building will be approximately 34,000 SF on a zero-lot line site.

Status: The extent of this project expanded and a schematic redesign for the larger site budgeted in May 2025. Early Trade bid expected Q1 2026. GMP bid expected Q4 2026. Demolition is anticipated to start in Q4 2026 with a Q1 2027 construction start date.  

1234 GREAT HIGHWAY – SAN FRANCISCO – #589

New construction of an eight-story, 190,000 gsf senior housing building located near the southwest corner of Golden Gate Park. The Type I concrete structure will be 199-units: a mix of studio and up to 1-bedroom units. The ground floor includes a main lobby, offices, bicycle parking, building services, and parking garage. Two new landscaped outdoor courtyards will also be constructed.

Status: 100% Design Development budget occurred in December 2025. The final GMP bid is expected Q2 2027. Construction estimated to begin Q4 2027 for a 21-23-month duration.

SAN MATEO UNION HIGH SCHOOL DISTRICT CLASSROOM RENOVATIONS – PHASE 2 – SAN MATEO (#596)

This is the second phase of a three-phase project enhancing 420 classrooms across 6 high school campuses in the San Mateo School District. Scope will include new paint, ceiling tile, lights, markerboards and limited audio-visual work. The anticipated schedule is that this 2nd phase of the work will be completed over Summer 2027.

Status: The GMP bid is slated for Q4 2026 with construction starting in June 2027.
