TREASURE ISLAND PARCEL E1.2 – BEHAVIORAL HEALTH BUILDING (#571)

New construction of a six-story behavioral health building on Treasure Island. Project will consist of 124 dormitory style units with shared bathrooms for a total of approximately 73,750 gsf. Construction type is still to be determined.

Status: 95% CD Estimate took place in October 2024. GMP pushed to Q2/Q3 2026. Tentative construction start is November 2026 for a 19-month duration.

OUSD MELROSE LEADERSHIP ACADEMY – OAKLAND – #585

This project, a K-8th grade campus located in the Maxwell Park neighborhood in Oakland, has a phased two-year schedule starting in June 2026. Scope includes a new classroom building and renovation of the existing campus. Structural upgrades include extensive concrete FRP work.

Status: The 50% CD DSA set budget took place in July 2025. Expecting GMP bid to occur in Q1 2026. Construction would begin in June 2026.

BERRYESSA STATION TOD AFFORDABLE HOUSING –SJ – #563

New construction of a ten-story, 202,071 gsf, affordable housing development in San Jose. Project is committed to Green Building and will be all electric, with PV and battery storage. Construction type is Type 1A.

Status: Schematic Design budgeted in March. A budget for the Design Development documents expected Q4 2025.

TREASURE ISLAND PARCEL IC4.3 – MULTI-FAMILY – #579

New construction of a 219,00 gsf, 150-unit multi-family affordable housing development. The structure is composed of five levels of Type IIA or IIIA load bearing metal stud framing over one level of Type I concrete. Construction type is still to be determined.

Status: Four (4) early trades have already bid out and been awarded: Design-Assist Structural Metal Framing, Exterior Building Maintenance, Elevators, and Fire Sprinkler. 50% CD budget is expected to occur in late September 2025. Final GMP is slated for Q2 2026 with a tentative construction start of Q4 2026.

JFCS HOLOCAUST CENTER – SAN FRANCISCO – #577

The Holocaust Center is a dedicated program committed to the remembrance, research, documentation, and education concerning the Holocaust.  The new building will replace existing buildings at 2245 and 2255 Post Street. It will include public exhibition space, a library, conference rooms, and state-of-the-art digital communications capability. The building will be approximately 34,000 SF on a zero-lot line site.

Status: The extent of this project expanded and a schematic redesign for the larger site budgeted in May 2025. Early Trade bid expected Q1 2026. GMP bid expected Q4 2026. Demolition is anticipated to start in Q4 2026 with a Q1 2027 construction start date.  

1234 GREAT HIGHWAY – SAN FRANCISCO – #589

New construction of an eight-story, 190,000 gsf senior housing building located near the southwest corner of Golden Gate Park. The Type I concrete structure will be 199-units: a mix of studio and up to 1-bedroom units. The ground floor includes a main lobby, offices, bicycle parking, building services, and parking garage. Two new landscaped outdoor courtyards will also be constructed.

Status: 100% Design Development budget is expected to occur in Q1 2026 with the final GMP bid occurring Q2/Q3 2026. Construction estimated to begin Q4 2027 for a 21–23-month duration.

87 EAST EVELYN – MOUNTAIN VIEW – #575 & #576

The site includes two buildings that will be phased construction. The West Building will be constructed first to provide parking for the residence, which is a 7-story building over basement/parking, 161 units, and approx. 220,730 g.s.f. The East Building will be a 12-story high-rise building, likely mass timber, 107 units, and approx. 126,500 g.s.f. The overall duration will be 36 – 42 months of construction, depending on the overlap of construction between phases.

Status: SD budgeting scheduled to occur Q4 2025, and bidding tentatively expected Q2/Q3 2026 for the East Building and Q3/Q4 2026 for the West Building.

ST. PAUL’S TOWERS RENOVATION – OAKLAND (#582)

St. Paul’s Towers is a 22-story existing continuing care retirement community (CCRC) overlooking Lake Merritt. Renovations will include upgrading the dining hall, lounge, bistro, and rooftop landscaping as well as a new commercial kitchen.

Status: Project is currently in the conceptual phase. Bidding is TBD.

SF TOWERS ENTRY EXPERIENCE – SAN FRANCISCO – #578

SF Towers is one of the premier senior living communities in the Bay Area, located on Pine St, between Van Ness and Franklin. The project consists of major upgrades of their first-floor dining and kitchen, second floor amenity spaces and 12th floor roof deck.

Status: A Revised Conceptual budget estimate occurred in August 2025. DD Budget expected mid/late 2026. The GMP will not take place until mid-2027 and construction will not commence until early 2028. Duration to be determined once official scope and phasing is pinned down but expecting it to be two phases for 12 to 15 months.

1979 MISSION STREET – PHASE 2 – SAN FRANCISCO (#587)

This project is a Cahill/Guzman joint venture. Located directly adjacent to the 16th Street BART station, this 2-3 phase affordable permanent support housing project will consist of approximately 400 units. Design concepts are still being flushed out, but it will likely be a mix of high-rise and mid-rise buildings, 9 to 16 stories. Building 1, which will be a 9-story, type-1A with 136 units, bid out in September 2025. Building 2 design concepts will take shape during the schematic phase.

Status: Building 2 Schematic Design review expected Q4 2025. Final GMP bid not likely to occur before September 2026 and construction currently estimated to begin January 2027.
