BISHOP SWING TI – SAN FRANCISCO

Tenant Improvement of the office space commercial unit at Bishop Swing Community House (BSCH), an affordable housing development located at 1350 Folsom Street. BSCH was built in 2009 with the commercial shell completed at that time.

Status: Currently in conceptual design / budget phase. Construction is slated to begin before the end of 2021.

HEAD ROYCE SCHOOL – OAKLAND

Seismic Retrofit, remodel, upgrades, and new site work for the existing private elementary through high school campus.

Status: Currently budgeting 100% DD. GMP bid will occur in November 2021 with construction starting in Spring 2022.

POTRERO BLOCK B – SAN FRANCISCO

New construction of a 225,000-s.f., 162-unit affordable multi-family housing development. The project includes two buildings, each with five stories of Type III-A wood framing over a podium that is one or two levels high. The building includes a parking garage, childcare facility, offices, and community spaces. The site includes a landscaped courtyard and a park.

Status:  Early bid trades for elevators, fire sprinklers, earthwork, and shoring are pending award.  Remaining trades are expected to bid in Q4 2021. Construction is slated to begin in Q2 2022.

PIER 70, BLDG. 2 – SAN FRANCISCO

Renovation of an existing six-story concrete building that was originally built in 1941. The building will be converted into a Core-and-Shell office space.

Status:  This project is currently in the design phase with all trades expected to go out to bid in October 2021. Construction is slated to begin in April 2022.

AMERICAN BUDDHIST CULTURAL SOCIETY – SAN FRANCISCO

New construction of a 48,000-s.f. Buddhist temple at 1750 Van Ness. The project consists of 9,500-s.f. of basement, approximately 26,000-s.f. of community spaces (bookstore, dining hall, commercial kitchen, classrooms, shrine, etc.) and a 13,000-s.f. dormitory building with 30 dorm rooms. The existing two-story building and paved parking will be demolished. This is a Type II steel building over one level of Type I concrete (basement) with high-end finishes/product type.

Status: Early bid trades have been selected for demolition/earthwork, exterior building maintenance, signage, elevators, fire sprinkler, solar PV systems, shoring, scaffolding, personnel hoist, and tower crane.  The 50% CD pricing set was issued July 2021.  GMP is expected to bid Q4 2021 with construction slated to start Q2 2022.

ANCORA PLACE – OAKLAND

New construction of a 102,000-s.f., 77-unit affordable housing project. The structure is composed of four levels of Type V wood framing over one level of Type I concrete.

Status:  This project is currently in the design phase and is expected to bid Q4 2021. Construction is slated to begin Q1 2022.
