New construction of a 112-unit, Type I, concrete, eight-story, 88,000-s.f. affordable housing development located in San Francisco’s Civic Center District. The site consolidates three separate parcels at 240 Van Ness Avenue, 155 Grove Street, and 165 Grove Street for a total area of approximately 13,790-s.f. Two existing decommissioned structures will be demolished to accommodate the new construction. The project includes ground floor retail, common open space and shared amenities including a garden courtyard, café, and bicycle parking.

Status:  Submitted for site permit with schematic design completed.  Demolition and abatement subcontractor bids are due June 8, 2021 with work starting in September 2021.  Remaining trades are slated to bid in Q1/Q2 2022 with vertical construction expected to begin July 2022.


New construction of a three- and four-story affordable housing development consisting of 125 single room occupancy units. It is site built, Type-V wood framed except for the ground floor common areas which are Type-I metal framed with a concrete podium above. Ground level amenities include a lobby, service office, common area, and utility rooms. Residential units are partially located on the ground floor. The 2nd to 4th floors composed entirely of residential apartments.

Status:  This project is slated to begin construction November 2021. Early bid trades have been selected for fire sprinklers, elevators, solar PV, and ERRCS.  Remaining trades are currently bidding with subcontractor bids due June 8, 2021.
