New construction of a 112-unit, Type I, concrete, eight-story, 88,000-s.f. affordable housing development located in San Francisco’s Civic Center District. The site consolidates three separate parcels at 240 Van Ness Avenue, 155 Grove Street, and 165 Grove Street for a total area of approximately 13,790-s.f. Two existing decommissioned structures will be demolished to accommodate the new construction. The project includes ground floor retail, common open space and shared amenities including a garden courtyard, café, and bicycle parking.
Status: Submitted for site permit with schematic design completed. Demolition and abatement trades have bid out with work starting in October 2021. Remaining trades are slated to bid in Q1/Q2 2022 with vertical construction expected to begin July 2022.
New construction of a nine-story, mat slab, post-tension concrete residential building. It will include 70 studio units in addition to a main lobby, residential services, community room and offices for building management on the ground floor.
Status: This project is expected to begin construction in April 2022 and is currently in the CD phase. Design-build fire sprinkler and solar PV have previously bid and have contractors onboard. This project will go out for GMP bid in January 2022.
New construction of a 23,000-s.f. synagogue to replace the existing facility. The new structure will include offices, a kitchen, gathering spaces, and the sanctuary. The construction is a combination of concrete and metal stud infill walls at the ground floor, wood framing at level two, and some miscellaneous structural steel members. There is a large amount of exterior glazing and interior finishes.
Status:: This project is currently in the CD design phase and is expected to go out to bid in Q1 2022. Construction is slated to begin in June 2022.
New construction of a 174,000-s.f. affordable housing development comprising of two ground-up buildings (Block 14 – 42 Units, Block 17 – 76 Units) in Phase 3 of the Hunters View master plan development. The buildings will be three to five levels of wood framed Type III-A construction over one to two levels of Type I-A podium. This project is a joint venture with Nibbi Brothers.
Status: This project is expected to break ground in summer 2022 with bidding in Q1 2022. Bidding of early trades has been completed for fire sprinklers, elevators, solar PV, and exterior building maintenance.
Formerly known as Francis Scott Key Educator Housing, this project involves new construction of a five-story, 135-unit affordable housing development with extensive courtyard spaces. The ground floor will include common rooms, management offices, laundry, lobby, circulation, and supportive services spaces. There will also be a below grade parking garage. This will be one of the first affordable housing projects in San Francisco to specifically serve teachers/educators.
Status: Early bid trades for exterior building maintenance, elevators, fire sprinklers, PV systems, demo/earthwork, shoring/underpinning, and tower cranes have bid and are pending award. Project is slated to begin in Q3 2022 with remaining trades bidding in Q1 2022.
